The planning commission has five land use actions and an empty consent docket scheduled for their regular meeting Tuesday, Dec. 19, 2006.

The first land use action up for consideration will be request from Neiman Homes for review and approval of a preliminary plat of a subdivision containing 3.79 acres and consisting of 16 lots located at 1720 East Virginia.

Staff recommends approval of the request and the current zoning is RS3 (small lot single family).

Also on the list of land use actions is a request from Golden Oaks Village, LLC, for review and approval of a preliminary plat of subdivision containing 2.8 acres and consisting of 15 lots at 5505 West 19th Avenues.

Currently 14 lots are planned for the development and staff recommends approval of the request. The location is currently zoned RS3-PD (small lot single family with a planned development overlay).

Next on the schedule for the commission will be consideration of a sidewalk waiver request from Richard Butzler.

Also requested by Butzler is for approval of a special use permit for an apartment building at 3398 East 6th Avenue in the CO (office) zoning district. A permit had been previously issued and had expired.

The 3.354 acre property is proposed to have 40 dwelling units with 24 one-bedroon and 16 two-bedroom apartments. Staff recommends approval.

The final land use action scheduled for Tuesday is for consideration of a request from Charles C. Frank for review and approval of a planned development at 2098 South Western Road.

The request would allow for a combined use of residential and commercial on the same tract of land, rezoning the property from CO (office) and RT (two family residential) to CO-PD and RT-PD (commercial office and two family with a planned development overlay).

Staff recommends approval of the request.
